# Texas Foundation Secures 650 Lake Palestine Acres for Future State Park

A 650-acre tract on Lake Palestine is now protected for conversion into a Texas state park, but the land will not immediately open to visitors. The Texas Parks and Wildlife Foundation completed the purchase on Oct. 1 and plans to hold the Henderson County property until the Texas Parks and Wildlife Department can acquire it, likely in late 2027.

The foundation said it is investing [more than $10 million to secure the property](https://www.tpwf.org/tpwf-secures-650-acres-on-lake-palestine/?ref=theamericanquorum.com), one of the largest remaining contiguous lakefront holdings in the area. The tract lies about 18 miles west of Tyler and 20 miles east of Athens and includes pine forest, ponds, pecan orchards and shoreline habitat. It has been owned by the Pollard family since 1940 and was part of the family’s Texas Pecan Nursery operation.

The transaction closes a gap between a time-sensitive private sale and the state’s funding calendar. The foundation will hold the land and make additional investments before transferring it to TPWD. The agency had identified the tract as a possible park site in 2025, and the [Parks and Wildlife Commission considered the 650-acre Henderson County acquisition](https://tpwd.texas.gov/business/feedback/meetings/2026/0820/agenda/work%5Fsession/?ref=theamericanquorum.com) during its August work session.

The eventual state purchase is expected to use money from the [Centennial Parks Conservation Fund](https://tpwd.texas.gov/state-parks/park-information/parks-fund?ref=theamericanquorum.com). Texas voters created the $1 billion fund in 2023 for land purchases and development of new parks; only the fund’s investment earnings may be spent. TPWD says its standard rollout targets guided or facilitated access within 12 months of a state purchase, broader day use within 18 months and a fully developed park within 48 months. Those are planning benchmarks rather than firm opening dates for this site.

Independent reporting by [The Texas Tribune](https://www.texastribune.org/2026/10/02/lake-palestine-east-texas-park/?ref=theamericanquorum.com) found that the property has roughly 2,000 feet of lake frontage and remained under contract for nearly a year while state park planners and wildlife biologists conducted site reviews. The Tribune reported that delaying TPWD’s purchase until 2027 will allow more interest to accumulate in the voter-approved fund.

Once the state owns the property, TPWD plans to solicit public input before deciding the final layout. The foundation’s announcement identifies possible hike-and-bike trails, primitive and traditional campsites, day-use areas and lake access. Boating, paddling, swimming and fishing are among the anticipated uses, while habitat restoration is expected to be part of the development work.

The acquisition is consequential because it secures the land before development could fragment it, but it does not settle the cost, design or timing of the completed park. State officials will still need to fund the purchase from the foundation, complete planning and build basic infrastructure. For now, the agreement preserves a large East Texas lakefront tract for eventual public use and places the project in the state’s phased park-development pipeline.
